Boise summers are made for being outside, until the afternoon sun turns your patio into a place nobody wants to sit.
A professionally built patio cover gives you dependable shade and protection while making your outdoor space feel like a natural extension of your home. Whether you want a comfortable place for family dinners, an outdoor entertaining area, or simply somewhere to relax out of the sun, we build your patio cover around the way you actually use the space.
Every home is different, so your patio cover shouldn’t look like an afterthought. We build to the dimensions, layout and character of your home, from the roofline and posts to the overall size and finish, so the result looks like it belongs there.
Have an unusual layout or an idea you’re not sure will work? Show us what you have in mind. We enjoy solving the construction challenges that come with custom projects.
A smarter way to build your patio cover
Kemsley Construction specializes in patio covers built with SkyLift roof riser technology. Instead of a conventional low-slope connection, SkyLift raises the patio cover above your existing roofline and creates a cleaner, more efficient attachment point, with no cutting into your roof.

Featured project
This family had a bare concrete slab and nothing over it. Mike created the drawings, handled the city permits and built a full-length SkyLift patio cover with ceiling fans, matched to the home.
“Did a good job on my patio, it looks very nice. My wife and I enjoy it very much.”

How much does a patio cover cost?
Our patio covers start at $60 per square foot. The final cost depends on the size of the cover, design, materials, roof configuration, site conditions, footings and how the structure connects to your home. Once we understand what you want to build, we can give you a more accurate estimate.
Do I need a permit to build a patio cover in Boise?
Yes. In the City of Boise, any patio cover attached to your home requires a building permit, regardless of size. Some patio covers that meet Boise’s prescriptive construction requirements may not need separate structural engineering. We’ll determine what applies to your project before construction begins, and we handle the permit for you.
Can a patio cover be attached directly to my house?
Yes. An attached patio cover creates a natural transition from your home into your outdoor space. The connection to the existing structure, drainage, roofline, footings and load requirements all need careful consideration. A freestanding design is also an option when attaching to the home isn’t practical.
Can you build a patio cover that matches my home?
Absolutely. We consider your home’s architecture, roofline, proportions, colors, finishes and existing outdoor space, so the new cover feels like it belongs rather than looking like an addition installed later.
Will my patio cover hold up to Boise’s snow, wind and weather?
A properly built patio cover accounts for local structural loads, appropriate footings, connections, drainage and materials. Boise’s patio-cover construction policy addresses local design loads and requires qualifying footings to extend to frost depth, and we build to those requirements.
How long does it take to build a patio cover?
It depends on the size and complexity of the project. Permitting, engineering when required, material availability, site preparation and custom details can all affect the schedule. Once we’ve reviewed your property and finalized the design, we’ll give you a clear timeline.
